Greenfield Industrial Park
Tasked with the design of an efficient and flexible speculative industrial park, we developed six warehouse units that can be combined in multiple variations up to 11,400m² . Drawing on lessons learnt at the earlier Range Road development, the office components are placed on a mezzanine levels over the loading doors freeing up the facade for maximum loading area and also providing cover over the doors. In order to avoid redundant staircases in the event that units are combined there are shared office access stairs. These shared stairs have been developed as a feature module projecting from the warehouses creating a striking entrance addresses.
Greenfield Industrial Park was awarded South Africa’s first Green Star rating for an industrial property from the Green Building Council of South Africa. The development achieves this with features including sustainable energy from solar photovoltaic panels, low-energy light fittings that complement natural light from roof lights, low VOC materials, water-wise landscaping and facilities that create a healthy and appealing working environment such as breakaway green spaces for staff as well as shower facilities for cyclists and runners. Setting the benchmark for sustainability in the South African industrial sector, Greenfield achieved full scores for energy efficiency for its rating. It is a key pilot project for net-zero energy buildings in the country, because the base building (excluding tenant loads) produces as much of its own energy as is consumed by it over the course of a year.
The resulting building both exemplifies the practice’s long-standing philosophy of encouraging amenity in the workplace and makes a compelling case for adopting more sustainable development strategies.
